Scheduled Personal Property Explained in Florida Homeowners Insurance

Updated October 2026

Scheduled personal property coverage can provide item-specific insurance for valuable belongings that may have limited protection under a standard homeowners or condominium policy. Coverage depends on the insurer, item, valuation method, and endorsement or separate policy.

Items Homeowners May Consider Scheduling

  • Engagement rings, watches, and other jewelry
  • Fine art, collectibles, and certain coins
  • Musical instruments and camera equipment
  • Other high-value items eligible under the insurer’s program

Not every carrier will schedule every category, and some property may be better handled through a separate specialized policy.

Why Standard Coverage May Not Be Enough

Homeowners policies often contain special limits for certain categories or types of loss, particularly theft of jewelry. The amount and circumstances of those limits vary. A general personal property limit of $100,000 does not necessarily mean a $15,000 ring is fully insured against theft.

Scheduling is not universally required for an item to have coverage, but it may be an appropriate way to insure a higher documented value or obtain different terms.

What a Schedule May Change

Depending on the form, scheduling may provide a specified amount of insurance, broader causes of loss, a different deductible, or coverage for certain accidental losses. Loss, mysterious disappearance, breakage, and worldwide coverage must be verified rather than assumed. Exclusions and valuation rules still apply.

Valuation and Documentation

An insurer may request an appraisal, sales receipt, photographs, or a current valuation. Some policies use agreed value, others use replacement-cost or other settlement language. A listed amount is not necessarily a guaranteed cash payment under every endorsement.

Questions to Ask Before Buying

  • Does the coverage include theft, accidental loss, and disappearance?
  • Is there a deductible, and where does coverage apply?
  • How will a claim be valued and settled?
  • How often should appraisals or schedules be updated?

Review the itemized schedule and policy wording before assuming a valuable item is fully protected.
